What is the Electronic Listing Verification System (EİDS) and how is it used?
The Electronic Listing Verification System (EİDS) is a verification system that ensures that for-sale and for-rent real estate listings published on online property listing platforms are shared only by the actual property owners, their relatives, or licensed real estate businesses authorized by them.
EİDS integrates listing platforms with e-Devlet and land registry records to automatically check the advertiser’s ownership and authorization status. In this way, the reliability of listings is increased and a more transparent structure is established in the sector.
What Does EİDS Aim to Achieve?
Preventing Fake Listings
It prevents the same property from being listed repeatedly by different people at different prices.
Preventing Price Manipulation
It prevents the market from being steered through false listings and speculative pricing.
Reducing Unregistered Real Estate Brokerage
It restricts individuals without an authorization certificate from publishing listings and operating in the sector.
Protecting Consumers
Buyers and tenants experience a safer transaction process by dealing only with the property owner or persons authorized by them.
Who Can Post Listings Under EİDS?
With the new regulation, property listings may be published only by the following persons:
The property owner whose name appears on the title deed
The property owner’s spouse
First- and second-degree blood relatives (mother, father, child, sibling, grandmother, grandfather, and grandchildren)
Real estate businesses authorized by the property owner via e-Devlet and holding a Real Estate Trade Authorization Certificate
Important Note: For shared title deeds, approval via e-Devlet by only one of the shareholders, or authorizing a real estate business, is sufficient for publishing a listing. There is no need for all shareholders to give separate approval.
