Step 1: Create Your Application via Web Tapu
Title deed procedures are now largely carried out digitally. The first stage of the process is submitting a pre-application through the Web Tapu system.
The seller selects the property in the system, enters the buyer’s information, and creates the application. After the application is reviewed, the parties are informed via SMS. This message includes the appointment date, transaction time, the fees to be paid, and accrual details.
Submitting the pre-application completely is critical for the process to move forward quickly.
Step 2: Prepare the Required Documents in Full
To avoid any issues on the appointment day, the required documents should be prepared in advance.
Documents Required for the Seller
Original or photocopy of the title deed for the property
Original Turkish ID card
Current fair value information obtained from the municipality
Biometric or passport photo taken within the last six months (to be used when required)
Documents That May Be Requested in Special Cases
If the transaction will be carried out by power of attorney:
The original notarized power of attorney authorizing the title deed transfer is required.
If a housing loan will be used:
Mortgage documents prepared by the bank and the details of the bank representative who will take part in the transaction should be kept ready.
Step 3: Complete the Title Deed Fee and Other Payments
The SMS sent to the parties after the application includes payment details and the accrual number.
The title deed fee is calculated at 4% of the sale price. Unless there is a different agreement between the parties, this amount is shared equally by the buyer and the seller.
In addition, the revolving fund service fee must also be paid before the transaction.
Completing the payments before the appointment time and having the receipts ready helps the procedures to be finalized more quickly.
Step 4: Signature and Transfer at the Land Registry Directorate
At the scheduled appointment time, the buyer and seller are present at the relevant land registry directorate. Depending on the transaction, the real estate consultant, bank representative, or attorney may also accompany the process.
The land registry officer verifies identities and takes the parties’ declarations regarding the sale. After confirming that the sale price has been delivered and that the parties accept the transaction terms, the official documents are signed.
Once the signatures are completed, the ownership right passes to the new owner and the title deed transfer is officially completed.
