Technical Conditions
1.General aspects of the villas The villas will be built according to the latest technology and modern architectural design of our days. The villas also will be built according to projects in accordance to zoning and construction plan of Turkish Standards Institute and earthquake regulations.

2.Entrances of the buildings Steel doors looking like wood will be used in the entrance of the buildings.
3.Reinforced concrete The buildings will be produced as reinforced concrete carcass. The projects will be arranged in accordance with earthquake regulations. The reinforced concrete project has been realized according to the earth investigation. At least, BS20 concrete and BÇIII iron will be used.

4.The Outer Fronts of the Building The outer fronts of the buildings will be safeguarded by thick acrylic paste, natural stone to avoid any damp or moisture with years. Prevention from moisture will be taken with an effective isolation system.

5.Interior and exterior walls 5.1.Interior Walls Interior walls will be made from 13,5 cm width factory brick. 5.2.Exterior Walls The exterior walls will be heat isolated. They will be made with isolation bricks or 13.5 width factory brick. Bricks will be laid horizontally. The final width of the wall will be 23.5 cm.

6.Building Terraces The building terraces will be laid down with ceramic ground after water and heat isolation are completed. The parapets on the terrace will be isolate from water as well as all kind of prevention will be taken for the walls not to take any water. Rain water pipes will be hidden, as not to be seen from outside. Basement floor terrace will be also laid down with ceramic tiles.

7.Apartment's entrance and corridors Apartment's entrance and corridors will be laid down with ceramic. The material will be used in accordance with the standards Turkish Standard Institute (TSE).

8.Apartments living rooms and bedrooms Apartment's bedrooms will be paved with imported laminate parquet. All rooms and halls will be plastered with 3 layers of oil painting or water based plastic white wash after satin plaster will be applied to the walls.

9.Villa kitchens

9.1.Floors and walls The floors and the walls up the counter will be laid with ceramic. The rest of the walls will be plastered with oil painting.

9.2.Kitchen counters and cupboards All counters will be made out of rezopal. Concealed illumination will be used on the counter. Up and down cupboards will be selected among ready-made series kitchens. The ready-made kitchens will be in modular system. Inner body will be made out of MDFlam to resist water, outer covers out of MDF profile and bodies out of MDFlame. Imported BLUM has been used in kitchen's cupboard accessories, hinges and drawer's metallic accessories.

10. Bathroom sections and doors inside apartments The floors will be made from ceramic; the walls will be made from tiles and oil painting. Doors inside the apartment and houses will be American or wood furniture doors. Door handles and hinges will be made of brass

11. Carpentry outside the apartment Windows will be made out of the best local plastic woodworking. Window's sloping boards will be made of marble and window's frames will be concrete.

12. Optional choices In case the customer requests, the below services will be provided with payment

13.Apartment water and central heating installations 1 water depot will be constructed of the land for reserve for every property. Water pump in accordance to apartments size will be fixed. One depot will be constructed and used for irrigation and firewater. Sewage system will be manufactured from plastic PVC pipes. Water system pipes will be made from polyethylene plastic pipes. Meters have been installed in general and to each apartment.

14.Apartments electrical system All sockets and switches will be made in a decorative way. Contact sockets and Electrical security devices will be made of porcelain. Grounding has been made for fugitive electrical currents. Cables and all electrical equipment will be TSE licensed. Besides, apartment's TV and telephone installation will be concealed.

15. Pool and sunbathing terrace environmental decoration, landscape, outer illumination and garden walls The pool is built in reinforced concrete with radiant general static system. Pool's total will be a will be 150m2. The sunbathing terrace around the pool will be in marble .Water stops will be used in the pool in order to avoid any water irrigations. Then plaster will be used to provide water insulation. Then, two layers of cement will be covered with HENKEL R60 specifications, which will be used to create a total water-proof that has been testified. Finally, inside the pool has been covered with BETEBE glass ceramic. Filtration system in the pool will be made with Spanish ASTRAL equipment's. Landscape architecture will include all frontiers garden walls, green places and inside pathways. Green will be automatically irrigated.
